Almost everyone cleans a new house after moving in, around boxes and furniture, over several frustrating weeks. It is the single most avoidable mistake in the whole moving process.
Empty is a one-time opportunity
An empty house gives you access you will not have again for years: behind where the refrigerator will sit, inside every cabinet, the full floor, every window and track, the tops of doors, closet floors and shelving.
Once furniture is in, most of that becomes a project rather than a task.
What to prioritise
- Kitchen cabinets and drawers, inside. Before a single plate goes in
- Inside all appliances that are staying. Oven, refrigerator, dishwasher filter
- Bathrooms, completely. Including the toilet base and behind it
- Floors, properly. The only easy pass you will ever get
- Windows, tracks and sills
- Closet floors and shelving. Before clothes arrive
The ones people regret skipping
Light switches and door handles, which are the most-touched surfaces in any house and are rarely cleaned during a sale. Extractor fans. The washing machine drum and seal, if one is included.
Timing
Ideally after closing and before the truck. If that window is only a day, it is still worth it — a single day of empty-house access is worth a month of cleaning around boxes.
Change the locks, check the batteries
Not cleaning, but it belongs on the same empty-house visit: rekey or change the locks, and replace the batteries in every smoke and carbon monoxide detector. You have no idea how many keys exist or how old those batteries are, and both are far easier before furniture arrives.
Find the things you will need later
Water shutoff, breaker panel, HVAC filter location and size, and the crawl space or attic access. Note them, photograph them, and write the filter size on your phone. Everyone spends their first plumbing emergency looking for a shutoff they have never seen.
The previous owner’s smells
Pets, smoke and cooking odours live in soft surfaces and, occasionally, in the HVAC system. If a house has a smell on an empty walkthrough, address it before your belongings absorb it: replace filters, air the house thoroughly, and clean inside cabinets, which hold more odour than any other hard surface.
Then furniture, then floors again
The move itself will mark the floors you just cleaned. That is fine and expected — do a proper clean on the empty house, and a light pass after the truck leaves. Trying to keep an empty house pristine through a move is a losing effort.
