Every turnover through July and August is about the next guest. The last one is about the next eight months, and treating it like a normal changeover is how owners end up with expensive surprises in April.
What changes
A house that will sit closed until spring needs the opposite of a house being handed to a guest tomorrow. Guest-ready means stocked, made up and welcoming. Winter-ready means empty, dry and ventilated.
- Refrigerator emptied, cleaned, switched off and left propped open
- Pantry cleared completely — anything left becomes a pest problem
- All bedding stripped and taken up, or sealed
- Bathrooms dried fully, drains treated, and doors left open
- Bins emptied and washed, not just emptied
- Damp towels, mats and cloths removed from the house entirely
The one that costs the most
A closed bathroom with a damp towel in it and no ventilation will grow mould across a whole wall over a winter. It is the most common expensive failure we see on opening cleans, and it is entirely preventable in ten minutes in September.
Document the state
Photograph the property when it is closed up. If something is wrong in spring, you want a record of what the house looked like when it was left, particularly on a rental that had guests in it through the season.

Do the inventory now, not in May
The end of the season is the only time you have a complete picture of what a year of guests did. Count linens and towels, note what needs retiring, list the chipped, the broken and the missing while you can still see it.
In May you will be trying to reconstruct it from memory, ordering the wrong things, and discovering the rest on the first changeover day.
Small repairs are cheaper in September
Every trade on the barrier island is booked solid from April. A sticking door, a slow drain or a failing bathroom fan is a routine job in the autumn and a two-week wait in the spring, at a higher price, with your first booking already confirmed.
Photograph the closed state
Room by room, with dates. If there is a dispute in spring about what the last guests left, or an insurance question after a storm, that record is the only thing that settles it.
